Smoke, Heat, and Carbon Monoxide Alarm Requirements in Scotland

Since 1 February 2022, new rules mean all rented properties in Scotland must have:

  • A smoke alarm in the living room and circulation spaces (like hallways).
  • A heat alarm in the kitchen.
  • A carbon monoxide alarm in every room with a fuel-burning appliance or flue.
  • All alarms must be interlinked (when one sounds, they all sound).

As the landlord, you are legally responsible for installing, testing, and maintaining these alarms.

Albany Lettings can install and maintain your alarms, giving you peace of mind that your tenants are safe and your property is 100% compliant.

Legionella Risk Assessments for Scottish Landlords

Under Health and Safety regulations, landlords in Scotland have a legal duty to assess and control the risk of Legionella bacteria in rental properties. Legionella can cause Legionnaires' disease, a potentially serious lung infection.

  • A Legionella Risk Assessment must be carried out before a tenancy begins and reviewed regularly.
  • Landlords must ensure water systems (tanks, pipes, showers, taps, etc.) are safe and maintained.
  • Records should be kept to demonstrate compliance with HSE guidance.

Albany Lettings provides professional Legionella testing and risk assessments, helping landlords meet their water safety obligations and protect tenants' health.

  • PAT testing is strongly recommended for kettles, toasters, TVs, lamps, etc.
  • Demonstrates compliance with the Repairing Standard and duty of care.
  • Helps protect against liability in case of accidents.
