Registration Scheme in Scotland

In Scotland, landlord registration is a legal requirement under the Antisocial Behaviour etc. (Scotland) Act 2004. All private landlords must register with the local authority where their rental property is located. This ensures that only fit and proper persons are allowed to let residential property.

Registration can be completed online via the official Scottish Landlord Register at www.landlordregistrationscotland.gov.uk. The application must be submitted by the property owner themselves.

Failure to register can result in serious consequences, including:

  • A fine of up to £50,000
  • Being issued with a Rent Penalty Notice, which stops you from charging rent until registration is complete

Costs and Validity

The cost to register as a landlord in Scotland typically includes a principal fee (currently £75), plus a fee per property (currently £17). Discounts may apply for joint owners or landlords registered in multiple local authorities. Registration lasts for three years and must be renewed before expiry to remain compliant.
