Tenants Rental Guide

Albany Lettings, Estate Agent in Edinburgh

Step 1

Narrow down your search

All of our properties are listed online on our website and also 'On The Market'.

Here you will be able to refine your search to only show properties in your budget, desired location and with specific features.

Step 2

Once we have received your enquiry, we will send you a small form to fill in to check that you're suitable for the property.

If the property is fully booked for viewings or undergoing the referencing process, you will be informed of this and contacted should the property become available again.

Step 3

Providing that you are suitable for the property, an agent will be in touch to arrange an in person viewing of the property.

We usually conduct viewings in the evening to cater to all those working until 5pm.

Step 4

After the viewing we will be in touch with you to check if you still wish to proceed with the property.

The successful party will then be provisionally agreed and undergo referencing. We reference each individual adult residing in the property. The documents that you will need to provide are listed below:

  • credit check completed within the last 48 hours
  • Employment Contract or written employment reference on company headed paper disclosing job role, annual salary, part-time / full-time, temporary / permanent and start date.

If you are successful in acquiring the property, you will be asked to transfer the deposit within 48 hours. Following receipt of this, you will be required to sign an online lease along with any additional tenants and guarantor(s).

Step 5

Your keys will be released at 4pm on the start date of your lease.

These can be collected from the applicable branch, where you will also receive your tenant handover pack.

If you wish to collect the keys earlier than 4pm you will need to request this at least 48 hours before the lease starts.
