Albany Lettings welcomes Hadden Rankin Property Management
Albany Lettings in Edinburgh
22nd July 2026
Albany Lettings has completed the acquisition of Hadden Rankin Property Management, bringing together two established Edinburgh property businesses with a shared commitment to personal service, professional standards and local expertise.
The acquisition strengthens Albany's property management team, bringing together additional experience, local knowledge and expertise to support landlords across Edinburgh.
It represents another significant step in Albany’s growth. But this is not simply a story about numbers.
It is about bringing together two businesses that believe property management should be personal, professional and properly followed through.
A trusted Edinburgh property business
Hadden Rankin has more than 20 years of experience supporting landlords, tenants and property investors across Edinburgh.
The business has deliberately built its service around a small, knowledgeable team. Its landlords value clear communication, transparent fees, dependable property management and access to experienced advice. Tenants are treated with the same care and respect, helping to create more stable, successful tenancies.
Founded by solicitors Ross Hadden and Dorothy Rankin, the business has also developed a strong reputation for compliance, detailed documentation and sound advice.
These qualities made Hadden Rankin a natural fit for Albany Lettings.
Personal service backed by greater support
Albany has grown considerably across Edinburgh, but its focus remains local.
The business operates with an Edinburgh-based team covering lettings, property management, maintenance coordination, accounts and compliance. The acquisition will allow Hadden Rankin’s clients and properties to benefit from this broader support while retaining the local knowledge and personal approach they value.
The purpose is not to make clients feel as though they have become a number in a larger portfolio.
The purpose is to give the people managing their properties greater capacity, specialist knowledge and stronger systems behind the scenes.
A carefully managed transition
Albany and Hadden Rankin are committed to ensuring the transition is handled clearly and carefully.
Existing clients will be contacted directly with any information relevant to their property, tenancy or account. Important knowledge about properties, landlords and tenants will be transferred through a structured handover rather than left to disappear into a database.
Michael Mairs, Regional Director – Scotland at Albany Lettings, said:
“Hadden Rankin has built a business that people trust. Its long-standing relationships, transparent approach and attention to detail are qualities we value and want to protect.
“Our priority is to make the transition clear, personal and well managed. The purpose of bringing the businesses together is not simply to become bigger. It is to give landlords and tenants the reassurance of personal local service, supported by a wider Edinburgh team and stronger operational resources.
“Growth only matters when it strengthens the service people receive. That is the standard we will hold ourselves to.”
Ross Hadden and Dot Rankin said:
“When considering the next chapter for Hadden Rankin, the quality and continuity of service provided to our landlords and tenants was central to our decision.
“Albany understands the Edinburgh property market and shares our belief in personal, professional property management. We believe bringing the businesses together represents a positive step for our clients and provides a strong foundation for the future.”
Supporting Edinburgh landlords and investors
The acquisition also brings together considerable experience in property investment.
Hadden Rankin has supported landlords with investment sourcing, portfolio reviews and decisions about buying, selling, improving and managing rental properties. Albany also works with landlords and investors throughout the property journey, from acquisition and preparation to letting and long-term tenancy management.
Together, the businesses will be well placed to support first-time landlords, experienced investors, overseas owners and growing portfolios across Edinburgh.
Looking ahead
Albany will continue to invest in its local people, systems and services as the portfolio grows.
The business remains committed to a straightforward principle: scale should make service stronger, not more distant.
We are proud to welcome Hadden Rankin’s clients and properties to Albany Lettings and look forward to building on the relationships that Hadden Rankin has established over more than two decades.
